Expanding from New Jersey into Florida, a frozen food distributor went looking for a freezer storage warehouse in Miami and could not find one in the right place and on the right terms. So it changed the question. It leased a dry building instead and put its own freezer inside: a ZSTORE 5XL for frozen product, plus a chilled 2XL for receiving and loading that keeps condensation off the product.

The challenge

For a frozen food distributor, the building is only useful if it can hold product at freezer temperature. Opening a new market usually means finding a warehouse that already has freezer rooms, in the right location, at a cost that makes sense.

In Miami, that combination was not available. The options were either poorly located, too expensive, or both. Dry warehouses were far easier to find, but a dry building on its own does nothing for frozen product.

There was a second, less obvious problem: condensation. When frozen product moves through a warm, humid space during receiving or loading, moisture forms on the packaging. In Florida, that is a daily risk.

The solution

ZGROUP delivered two ZSTORE XL rooms, installed inside the leased dry building:

  • A ZSTORE 5XL freezer: five XL modules connected side by side into one open frozen storage room.
  • A chilled ZSTORE 2XL used for receiving and loading, so product moves from the freezer into a cold space rather than straight into warm air.

Together, the two rooms total 2,240 ft² of floor area. Each module is built from a refrigerated shipping container with a Thermo King refrigeration unit, and each room runs at its own temperature.

The dry building provides the roof, the docks and the location. The ZSTORE XL rooms provide the cold. No freezer warehouse was needed.

Freezer storage warehouse or freezer inside a warehouse?

Leasing a ready-made freezer storage warehouse is the obvious route, but in many markets the supply is tight. Putting modular freezer rooms inside a dry building is often faster and more flexible. Here is how the two approaches compare.

What a modular freezer inside a dry building gives you

  • More sites to choose from. Any suitable dry building becomes a candidate, not only the few that already have freezers.
  • Right-sized rooms. One XL module is 320 ft² and about 20 pallet positions. Rooms grow in steps of 320 ft².
  • Several temperatures. Zones can run at different temperatures, from -40°F to +104°F across the line, so a freezer and a cooler can sit side by side.
  • No permanent construction. Delivered in under 60 days, installed in 2 to 5 days, with minimal site prep.
  • You keep the asset. If the lease ends, the units can be moved and reinstalled at another site.

For a distributor, a commercial freezer usually means a walk-in freezer room, not a reach-in box.
